1. If the lessor notifies the lessee of eviction, and the lessee nevertheless continues to benefit from the leased property after the expiration of the lease contract, renewal of the lease shall not be presumed unless proven otherwise. 2. If the lessor notifies the lessee to vacate unless the latter accepts a new rent or other new terms, and the lessee remains silent, such silence shall be deemed acceptance, and the lease shall be renewed implicitly under the new rent or terms.
