1. Either of the contracting parties may, for a supervening excuse relating thereto, request the termination of the lease contract, in which case they shall be liable for any damage arising from such termination to the other contracting party within the limits recognized by custom. 2. If the lessor is the one who requests the termination of the contract, the lessee shall not be compelled to return the leased property until they receive the compensation or obtain sufficient security.
