1. If a third party claims a right that conflicts with the rights of the lessee under the lease contract, the lessee shall promptly notify the lessor thereof and may request to be removed from the lawsuit, in which case the legal proceedings shall be directed against the lessor. 2. If such claim results in depriving the lessee of the enjoyment of the leased property, they may, according to the circumstances, request the court to order either rescission or a reduction of the rent with compensation if justified.
