1. The lessee may not prevent the lessor from carrying out repairs that are necessary for the preservation of the leased property, but if such repairs cause a total or partial impairment of the enjoyment of the property, the lessee may, according to the circumstances, request either the rescission of the lease or a reduction of rent. 2. If the lessee remains in the leased property until the repairs are completed, their right to request rescission shall lapse.
