1. An existing lease issued by the mortgagor is not effective against the mortgagee unless it bears an established date prior to the mortgage. 2. A deferred lease that begins after the expiration of the existing lease shall not be enforceable against the mortgagee in any case unless it is recorded in the mortgage deed.
